According to a recent press release from the West Penn Multi List, the average price of homes in southwestern Pennsylvania increased 1.25 percent year over year from 2011 to 2012 during the month of March.

Coincidence or trend? Well, considering that the amount of homes that went under agreement increased by more than 20 percent, we are fairly confident the market is heating up in for Pittsburgh new homes and those in the surrounding towns. And while demand is certainly heating up, it seems that inventory levels remain low in the southwestern part of the state, leaving this area’s housing market surprisingly healthy during an otherwise less-than-stellar economy. According to a NAHB Eye on Housing article, neighborhoods with new construction homes are preferred by homeowners.

The article, which refers to an American Housing Survey, states that when asked to rank their neighborhoods on a scale of 1 to 10 owners of newly constructed homes give overall higher scores of quality. In fact, more than 90 percent of new construction homeowners gave their neighborhoods a ranking of 9 or 10, compared to only 65 percent of all homeowners. Read More

According to an article by NAHB Eye on Housing, new homes cost less money overall to maintain.

The article refers to an American Housing Survey that showed 26 percent of all homeowners spent $100 or more a month on various upkeeps around their homes. New homes, however, had only 11 percent of owners spending that amount of money. In fact, 73 percent of new home owners spent less than $25 a month on routine maintenance of their homes.

New homes also prove to be more energy efficient, which is important to many homebuyers currently in the market. The average homeowner spends 78 cents per square foot per year on electricity, while new home owners only spent 65 cents per square foot per year. Read More
