Brandywine Single-Family Floorplan Description – Elevation A:
The two-story Brandywine features three front elevation options and starts with 1,897 square feet of living space with three bedrooms, two-and-a-half baths, a two-car, front-entry garage, and an unfinished basement.
Main Level Included Features:
- Foyer Entry – Located in the front, center of the home, the Foyer features hard-surface flooring and opens to a hallway leading to the rear of the home. Just inside the door to the left, a straight stairwell adjoins the formal Dining Room and leads upstairs. The Foyer is flanked by a formal Dining Room on the left and a formal Living Room on the right.
- Dining Room –Dimensions are 10-feet, 0-inches by 11-feet, 1-inch. Located in the front left corner of the home on the side exterior wall opposite the Garage, the Dining Room features two single windows facing out the front of the home. The Dining Room includes carpet flooring.
- Living Room – Dimensions are 9-feet, 6-inches by 11-feet, 0-inches. Located in the right front corner of the home adjoining the right-side Garage, the Living Room features two single windows facing out the front of the home. The Living Room includes carpet flooring.
- The Foyer hallway leads past another short hallway on the right, leading behind the Living Room and into the Garage. In this hallway, there is a single-door coat closet on the left, a Powder Room on the left, and a door to the garage straight ahead.
- Powder Room – The Powder Room features hard-surface flooring, and a pedestal sink with mirror above facing the toilet.
- Kitchen – Dimensions are 10-feet, 0-inches by 10-feet, 11-inches. The Dining Room leads through a vestibule on the rear wall to the L-shaped Kitchen. The L-shaped Kitchen begins with cabinets on the left side exterior side wall with refrigerator space, followed by a stove, then looping back to the dishwasher, double sink and additional counter space. There’s a bar overhang above the double sink that adjoins the Breakfast Area in the rear left corner of the home. Upon entering the Kitchen from the Dining Room, the Kitchen features a corner pantry on the right followed by open access to the Family Room. The Kitchen includes hard-surface flooring.
- Breakfast Area – Dimensions are 10-feet, 1-inch by 10-feet, 0-inches. Located in the left rear corner of the home, the Breakfast Area features a sliding glass door on the rear exterior wall leading to the back yard. The Breakfast Area includes hard-surface flooring.
- Family Room – Dimensions are 16-feet, 10-inches by 14-feet, 0-inches. Continuing from the front of the home, the Foyer hallway ends at the Family Room in the rear right corner of the plan. The Family Room features three single windows facing out the rear of the home.
- Garage – Dimensions area 20-feet, 0-inches by 20-feet, 8-inches. The Two Car Front-Entry Garage includes one large door and is located on the right side of the home.

- Optional Morning Room with Cathedral Ceiling – Located in the rear left corner of the home off the Breakfast Area and encompassing one of the single windows on the rear wall of the Family Room, the Morning Room measures 14-feet, 11-inches by 11-feet, 5-inches. From left to right, the side left exterior all features the sliding glass door, the rear exterior wall features three single windows with a centered circle-top window, and the right-side exterior wall features a double window. With this option, the Family Room now features two single windows with a view of the back yard.
- Optional 2-foot Breakfast Area Extension – The Breakfast Area increases to 10-feet, 1-inch by 12-feet, 0-inches. The Morning Room is not available with the Breakfast Area extension.
- Optional 4-foot Breakfast Area Extension – The Breakfast Area increases to 10-feet, 1-inch by 14-feet, 0-inches. The Morning Room is not available with the Breakfast Area extension.
- Optional 4-foot Family Room Extension – Family Room increases to 16-feet, 0-inches by 18-feet, 0-inches.
- Optional Family Room Rear Fireplace – Located on the rear wall of the home in lieu of the centered third window.
- Optional Family Room Side Fireplace – Located on the right-side exterior wall of the home.
Upper Level Included Features:
- The straight staircase leads to the upper-level, U-shaped landing. The stairs end in front of the double door entry to the Owner’s Bedroom. From the stairs, turn left and head toward the front of the home past the Laundry Room on the right and into Secondary Bedroom Number 2 in the home’s front left corner. Turn right from the stairs and head toward the front of the home past Secondary Bathroom Number 2 on the left and end at Secondary Bedroom Number 3 in the home’s front right corner.
- Carpet flooring extends throughout the bedrooms and upper-level hallways.
- Owner’s Bedroom – Dimensions are 15-feet, 7-inches by 13-feet, 3-inches. Inside the water closet, the toilet faces a single-door linen closet that adjoins the Owner’s Bedroom. The owner’s bath includes hard-surface flooring.
- Owner’s Walk-In Closet – Dimensions are 8-feet, 10-inches by 6-feet, 9-inches. Upon entering the Owner’s Bedroom through the double doors, the U-shaped Owner’s Walk-In Closet is accessed to the left toward the left side exterior wall of the home. Carpet flooring is included.

Optional Lower-Level Features:
- Optional Finished Recreation Room – Located at the rear of the basement, the optional Finished Recreation Room measures 25-feet, 9-inches by 15-feet, 3-inches. With the Recreation Room, an unfinished Utility Room is located at the right side, center of the home between the optional Recreation Room at the rear and the optional Basement Bath at the front. Another unfinished space (optional Flex Space) is located at the front left corner of the home opposite the optional Basement Bath. The egress window well is located in the finished right side of the basement on the rear wall.
