Fairmont Single-Family Floorplan Description – Elevation A:

The two-story Fairmont features three front elevation options and starts with 2,021 square feet of living space with three bedrooms, two-and-a-half baths, a two-car, front-entry garage, and an unfinished basement.

Main Level Included Features:

  • Foyer Entry – Located to the left of the Garage at the center of the home. Upon entering the Foyer, turn right to face a short hallway with single window on the right facing out to the front yard, a double door closet on the left toward the interior of the home, and ending at the Powder Room. The Living Room sits to the left of the Foyer.
  • Powder Room – The Powder Room features hard-surface flooring, a single window on the front exterior wall and a pedestal sink and toilet on the rear interior wall.
  • Living Room – Dimensions are 9-feet, 7-inches by 13-feet, 6-inches. Located to the left of the front entry in the front left corner of the home, the Living Room features two single windows facing out to the front porch.
  • Laundry Room – Continuing from the Foyer toward the rear of the home, the Laundry Room is located on the right and leads through to the Garage. The Laundry Room features hard-surface flooring and hookups for a side-by-side washer and dryer on the interior wall.
  • Two Car, Front-Entry Attached Garage – Dimensions are 20-feet, 0-inches by 20-feet, 8-inches. Located on the right side of the home, the Garage features one large door.
  • The Foyer hallway continues toward the rear of the home past side-by-side stairs leading to the upper and lower levels on the left, and into the common living areas including the Kitchen on the right, the Breakfast Area in the rear right corner, and the Family Room in the rear left corner.
  • Kitchen – Dimensions are 11-feet, 11-inches by 12-feet, 10-inches. The Kitchen features hard-surface flooring and L-shaped cabinetry beginning along the wall adjoining the Garage and looping back along the wall adjoining the Laundry Room. Beginning toward the rear of the home, the Kitchen cabinetry begins with a 36-inch refrigerator space followed by a double sink and dishwasher, then continues along the interior wall with cabinet space.

Main Level Optional Features:

  • Optional 9-foot ceilings on the Main Level.
  • Optional Morning Room – Dimensions are 11-feet, 5-inches by 13-feet, 11-inches. Located off the rear of the home at the Breakfast Area, the optional Morning Room features a cathedral ceiling, two single windows with centered circle top window above on the rear exterior wall, a double window on the right-side exterior wall, and a sliding glass door on the left-side exterior wall. With the 4-foot rear extension at the Family Room and optional Morning Room, the sliding glass door is replaced with a swinging door.

  • Optional Laundry tub in the Laundry Room - sits to the left of the washer and dryer hookups.
  • Optional Double Doors at the Living Room off the Foyer Entry – closes the room off to the Foyer area.

Upper-Level Included Features:

  • The U-shaped staircase from the lower to the upper-level empties onto a landing with the secondary bedrooms to the right at the front of the home, Bathroom Number 2 straight ahead on the right-side exterior wall, and the Owner’s Bedroom to the left toward the rear of the home.
  • Owner’s Bedroom – Dimensions are 13-feet, 11-inches by 16-feet, 0-inches. Located in the left-rear corner of the upper level, the Owner’s Bedroom features two single windows on the rear exterior wall, two Walk-In Closets, and the Owner’s Bath located on the right-side exterior wall.
  • Upon entering the Owner’s Bedroom through the double-door entry, turn right toward the right-side of the upper level. One Walk-In Closet is located to the left on the rear-exterior wall and a second Walk-In Closet is located to the right on the front interior wall. Continuing straight between the Walk-In Closets, the short hallway ends at the Owner’s Bathroom on the right-side exterior wall.

Country Meadow is located just off Race Track Road on Betteker Lane in St. Thomas Township, Franklin County, Pennsylvania. The immediate area is rural, with light residential development and open land. Nearby roads include Jack Road to the west and Hade Road to the eastborhood. St. Thomas is located just northwest of the pin. U.S. Route 30 runs north of the area, providing direct access to Fort Loudon to the west and the larger town of Chambersburg to the east. Chambersburg also connects to Route 11 and Interstate 81 for broader regional travel.
