How We Build

There’s a lot that goes into building a new home. At S&A Homes, we believe you deserve to feel confident in what’s behind the walls of your future home. That’s why we’re pulling back the curtain to show you the steps of our new home construction process—from the foundation and framing to the systems and finishes that bring it all together. Each stage is carefully crafted using quality materials, thoughtful design, and the kind of care that turns a house into a home.

## Construction stages

### Stage 1: Foundation

Once the homesite is prepared and excavation is complete, the process begins with pouring concrete footers to support the structure. Next, forms are set, and solid concrete walls are poured, creating a strong and durable foundation. A waterproofing membrane is applied to the foundation walls, footing drains are installed, utility lines are placed, and the foundation walls are backfilled.

### Stage 2: Framing

Your new home is beginning to take shape! Structural steel is placed in key load-bearing areas first, followed by engineered floor joists that form the base of each level. Exterior walls are installed, followed by roof trusses, stairs, and exterior doors and windows. ZIP System® sheathing wraps the exterior to create a tight, durable, and weather-resistant shell. Roofing completes this stage, sealing the structure and allowing interior work to begin.

### Stage 3: Rough Mechanicals, Insulation & Exterior

With framing complete, the focus shifts to the systems that power your new home and the exterior details that define its look. Rough plumbing, electrical, and HVAC components are installed, along with the fireplace if selected. An initial air infiltration test confirms energy efficiency, and ductwork is pressurized and tested for leaks. Insulation is added to the walls and ceilings, preparing the home for drywall. The concrete basement floor is poured during this stage. Outside, the home takes shape with vinyl siding, optional stone or brickwork, columns, posts, gutters, and trim—bringing it one step closer to completion.

### Stage 4: Drywall & Finish Trades

With rough-ins complete, your new home begins to take on its finished form. Drywall is installed and prepared for painting, setting the stage for interior details like trim, railings, cabinetry, countertops, and flooring. Final components of the HVAC, plumbing, and electrical systems are completed, and the garage door is installed. In S&A Homes communities, this stage also includes concrete walkways, landscaping, and an asphalt driveway—bringing your home another step closer to move-in day.

### Stage 5: Final Finishes

Your new home is nearly complete, and the finishing details bring everything together. Fresh coats of paint are applied, trim is finished, and final flooring is laid. Mirrors, shelves, bath accessories, and shower doors are added to finish each space. Basement insulation is installed to enhance comfort in lower-level areas. A final air infiltration test confirms that your home is well-sealed and energy-efficient. With every detail in place, your home is almost ready for move-in.

### Stage 6: Final Review & Touchups

With construction complete, your new home enters its final review. Our team goes room by room to ensure every detail meets our high standards—and yours. A technician fine-tunes the furnace for peak performance, while our team completes punch list items and applies final paint touch-ups. A professional cleaning prepares your home for move-in day.

### Stage 7: Welcome Home

The new home construction process ends with the most rewarding step—move-in day. At settlement, you’ll finalize the paperwork, receive the keys, and officially make the home yours. From that moment forward, it’s not just a house—it’s the place where your next chapter begins.
